What is APR and how does it differ from the nominal rate?
The APR (Annual Percentage Rate) shows the true yearly cost of a loan, including the nominal rate and all fees. The nominal rate (NIR) is only the base interest rate. APR is always higher than the nominal rate. Our calculator computes APR using the international IRR method.
Which bank has the lowest mortgage rate in 2026?

How does the French amortization method work?
The French method (constant amortization) keeps the monthly payment the same throughout the term. Payment = P × r(1+r)ⁿ / ((1+r)ⁿ-1). Early payments are mostly interest, and the ratio gradually shifts in favor of principal.
